Pre-Construction Services

Being a part of the team from the beginning allows us to optimize construction costs and better understand the design intent and functional aspects of a project. As part of pre-construction services, we assist the design team to analyze various solutions and select the most economical construction methods with the local geographical site considerations in mind. We also provide budgets throughout the design process to assist your architects and engineers to stay within budget.

Construction Services

Design Build

We maintain an extensive list of knowledgeable architects and engineers who we have a long history of partnering with on various projects. In Design Build, we identify the specific requirements and challenges of each project, and partner with firms who have solid experience with that construction type or geographical area.

Negotiated Bid / Guaranteed Maximum Price (GMP)

The best way to ensure competitive pricing is to select a qualified contractor and negotiate a GMP. Our Value Engineering services have been successful in significant reductions to the construction cost. The sooner we are involved, the more savings we are able to identify through this value-added service.

Our extensive database of subcontractors who travel with us throughout the country give us a competitive edge. We will work with you to select the best and most competitive subs.

Our open book process allows you to see where every dollar is spent. Through a shared savings arrangement, you will see a return on your investment before the doors even open.

Competitive Bid

A full service estimating staff conducts meticulous quantity take-offs to arrive at the best estimate of cost. Our history of working throughout the country has provided us with a database of historical costs that we use to check the industry and stay abreast of the ever changing markets.

We are then able to compare our historical costs to those that our carefully selected subcontractors provide us with to determine the most accurate estimate of cost with a very low margin of error. Our bid on bid day is a complete number with no hidden expectations of change orders.

Construction Manager at Risk (CM@R)

With CM@R, our construction managers provide pre-construction and construction services, giving our clients a true partnership experience. As part of this program, we offer design phase consultation in evaluating costs, schedule, implications of alternative designs, systems and materials during design, and we essentially contract directly with subcontractors during construction.

Self-Perform Work

As part of our true nature to embrace the entrepreneurial spirit of our people, we self-perform work on many of our projects. We specialize in the following:
